We start off with video because it’s such a huge part of real estate business going forward. Most agents think they need to be “on” camera to make video… and that’s so far from the truth! I'll show you how to make video from your desktop and the ways those videos can then be used in marketing, Google search results, buyer and seller feedback and more.

Are you sick of getting a new listing and the next day everyone else is on the 1st page of Google (and you are not found(!)

Is it hard to give sellers feedback when nothing is happening (like no showings that week)? What do you call and say? I’ll show you how to make a private video by giving the seller a market update on new listings and price changes in his/her area. The video is saved as a link with the press of one button and it's then easy to email!

The video is saved as a private link and you simply email the seller that as part of your weekly feedback (you still need to call - don't be so lazy). They will then watch the video and you follow up making the price reduction much easier!... because they now know whats going on in the market.

Teams are using video for training admin and buyer agents. 80% of the business is done from a computer. So simply show your new admin how to mass email your database the once (as you record it) and now your team has a team business manual.

New buyer agents need to know the follow up system, so show them once and save the video… now they can watch and learn when needed.

All the videos can be saved online and password protected + it's searchable by topic and it's free!

Pay-per-click and Search Engine Optimization:


I’ll show you how to set up your own Google Adwords campaign (PPC). How to get 1st spot rankings… and at a fraction of the cost!

When you pay a marketing company to do it for you, they just pay-per-click them selves and inflate the cost to you (example: they pay $0.80 and you pay $1.20). It’s like printing money.

We’ll look at the cheap key words to use, how to create the ad (yourself), and I’ll share my lessons learned.

In my 1st year in the business I had a budget of $180 a month and over 30 deals that year came from the internet. I have had tens of thousands of visitors since and my average cost per click is $0.56.

I no longer pay for leads as the organic search now supports the leads I need. On the SEO side we cover tricks that Google looks for when considering ranking your pages. How to dominate your farm area online. We also address how to change your real estate template so it stands out and gets found!

Adding instant messaging to your real estate website:


Once you start getting internet traffic to your site, you’ll want to maximize the number of leads you get. Some people don’t want to fill out a form giving up real information just to ask a question.

By adding a free instant messaging tool to your site you'll open up the flood gates. New customers will start asking you questions, booking showings and more. When they do, it goes to your phone like a text message and you can convert them on the spot.

I have a 1-2-3 approach so you can get all their information by pressing 3 buttons… the phone types the rest. You can also set it up so the leads go to your admin or buyer agents! Real estate is a numbers game and this tool is great for picking up leads you had but didn’t know.

Facebook for REALTORs:


Speaking of not knowing... It’s not who you know. It’s who knows you! We go deep into Facebook and show you how to brand yourself thousands of times a week for under $5… and get this: the only people who will see the ad is your friends!

Think of just listed, just sold message that only your friends see. Not on the wall like spam… but placed in premium advertising space (right under the photos they are looking at of weddings, friends, etc). They don’t even need to be on your page or profile. The ads follow them no matter what they are looking at.

Doing a client appreciation event? Drive people to the photo album and tag their pictures for a chance to win… Offer them something of value for making your event viral! I’ll show you how. 

Did you know that Facebook has profiles of everyone in your city (including you). So if you like something didn’t you notice that the ads you see now relate to what you “like”?

We can use this profiling system to your advantage. For example you can connect your home buyer seminars to people who just changed their status from single to engage who live in your city!.. and people who like “flip this house” can be targeted to see your local power of sale tour, etc.

I’m also excited about a new campaign we just started… it's a free book offer from the local book store on buying your 1st house. People can “claim” the free book and now you are building true relationships with people buying next year.

In the 1st week of running this "Facebook offer" we got 1 listing and 2 buyers. The cost was $102 for clicks (+ the cost of the books). So for about $200 I got $15,000 in business.

It’s not proven yet, but I beleive if I buy 250 books a ratio of 1-in-4 will buy. That means 3-of-4 will run away with the book never to be found again. So I’m ok with 190 running away with the book because that ='s 60 people who will buy. 60 X your average commission is a strong number. This promotion should cost about $8,000. Would you pay $8,000 for 60 ends? I thought so.

You can buy the books as you need them... so it's not a huge up front investment.

Virtual Assistants for real estate:


Learn from my journey. The fear, the process and the outcome of taking this leap of faith.

  • I didn't trust sending money overseas.
  • I didn't trust my information in the hands of someone else.
  • I wasn't sure what the daily task of a VA was.

Well I figured all that out and now my VA removes all my admin work, allowing me to focus on my top 20%. You can too and for under $7 an hour!

Yes you can find a VA for $3… but I don’t see that as a win-win. In some parts of the world $7 an hour is double what his/her society gets on average. To me $7 is less than half the going rate I'd pay someone in my local city.... and think of this: for $7 overseas I’m changing the life of a person!

If I hired local it wouldn’t change that persons life. It’s an average “getting by” kinda job. This leverage has now allowed me to start and own other business that now adds to my local economy (local staff, local vendors, etc). That’s a win-win-win!
